Bob Charles Drive, Golflands
The scope of work at our Bob Charles site was extensive and transformative. The project began with a full reclad of the existing structure, removing the outdated plaster cladding and replacing it with a modern cavity-based weatherboard system. Structural changes included extending the building’s slab foundations to allow for the expansion of the first bedroom and converting the existing sunroom to enable a second bedroom extension. The home’s entrance was redesigned with a new skillion roof, creating a fresh and open feel to the addition. All external joinery was upgraded with new double-glazed windows, and three Velux skylights were added to bring natural light into the reimagined roof design.
During the roof rebuild, we uncovered a major defect in the framing due to a previous alteration. We resolved this by replacing the damaged rafters and installing a new concrete tile roof to unify the old and new structures. A brand-new HVAC ducting system was installed, along with Mammoth insulation, to ensure the home remains warm and dry throughout the year.
The master bedroom now features a fully waterproofed upstairs deck area, finished with a floating Kwila platform laid over a low-slope waterproof membrane. A glass balustrade surrounds the deck, offering a perfect vantage point over the new outdoor living space. To complement this area, we formed up a large concrete pool bordered with a kwila deck and featured a glass balustrade separating the pool area from the rest of the outdoor space.
We then raised the lawn height for seamless access from the new deck. This required the construction of retaining walls and drainage systems along both the deck and the property boundary. At the client’s request, we constructed three distinct fencing designs, allowing for features such as a concealed pool shed and a large hidden gate providing access from the newly formed driveway.
The shared driveway was widened, and a new carport area was created to maximise the property’s usability. Internally, we replaced all internal joinery and refreshed the home with new carpet and paint. Throughout the build, we maintained close communication with the client to minimise disruption. A young family with three school-aged children remained living in the home during the renovation.
We were more than happy to work around them and their schedule, ensuring safety, security and comfort as we worked in their home.
